Policies


  1. Reservation Policy
    • Reservations are accepted by phone, fax, Internet.  We accept Visa, Master Card, American Express, Discover, and Diners Club.
    • Two(2) nights lodging is due upon making the reservation by credit card**.  Checks are accepted with a credit card guarantee, due within 5 days of the date of the reservation.  Full payment is due on reservations made within 45 days of arrival.
      ** Guests who do not have a credit card to guarantee the reservation must send in with their first payment a separate check in the amount of $250.00 due within 5 days of the reservation date.  This check will be held up to 15 days after departure to ensure that no damage or excessive cleaning was found in the unit.   There will be a $50.00 charge for all returned checks.
    • At the time the reservation is made our cancellation policies come into effect, please see cancellation policy below.
    • FINAL PAYMENT* is due thirty (30) days prior to arrival date for Summer, Value and High season reservations and forty five (45) days for Holiday (12/19-01/06) reservations.  *Trip cancellation/Interruption insurance is highly recommended, and must be purchased prior to final payment. 
    • Guests will be sent appropriate letters and pertinent information at each step of making payment towards their reservation. 
    • NOTE:  We reserve the right to move the guest to another comparable unit if necessary, if it becomes necessary to move the guest to a larger unit the guest is responsible to use only the agreed upon accommodations, i.e.  Moving from a 2 bedroom/2 bath unit to a larger unit, guest is only to use 2 bedroom/2 bath.  If more is used the guest will be charged full amount of larger unit.  The guests will be notified of these changes.  Vacation Rentals Property Management, Inc., is an agent for units that are individually owned.  The maintenance and management of the grounds, clubhouse, and common areas is the responsibility of the complex associations chosen management company.  The chosen management company is in full control of the operation of all amenities.  Vacation Rentals Property Management, Inc., cannot be held responsible for the condition and/or closure of the amenities.  ALL OF OUR UNITS ARE NON SMOKING UNITS AND NO PETS ARE ALLOWED, A FINE OF $250 WILL BE GIVEN FOR SMOKING IN THE UNIT AND/OR PET(S) IN THE UNIT.   
  2. Cancellation Policy
    • There is a $75.00 cancellation fee if reservation is canceled Thirty (30) days or more PRIOR to guests’ arrival date. A $100 cancellation fee for homes and town homes, in addition to Sixty (60) days notice of cancellation for all homes, town homes, and all holiday reservations.
    • A reservation that is canceled WITHIN THIRTY (30) days & SIXTY (60) days for homes, town homes, and holiday, of the guest’s arrival date will forfeit full balance of reservation.
    • NOTE:  Trip cancellation/interruption insurance is highly recommended, insurance must be purchased prior to receipt of final payment. 
  3. Deposit Policy
    • If there is damage to a unit or it's property within, after the Guests departure, the Guest will be notified of any excessive cleaning needed or damages made and the amount will be charged to their credit card or deducted from the above mentioned $250.00 damage deposit.  We will pursue collection to the fullest extent.
