Terms and Conditions - Reservation Policy

We offer three ways to make a reservation: by phone, fax, or via the Internet. We accept Visa, Mastercard, American Express, and Discover.

A 30% reservation fee, payable by credit card, is required for all bookings. If paid by check, it must be received within five days along with a credit card guarantee. Full payment is due 45 days before arrival. Please review our cancellation policy below.

Final payments for all bookings are due 30 days before the guest’s arrival date. Guests will receive relevant information during the payment process.

We strongly recommend purchasing travel insurance to protect against unexpected cancellations or disruptions. It’s essential to buy this insurance before making the final payment. Contact us for more details.

CANCELLATION POLICY: Condos and Townhomes

- If a reservation is canceled thirty-one (31) days or more before the guest's arrival date, the full reservation amount will be refunded, minus the non-refundable reservation and cleaning fee, plus tax.

- Cancellations made within thirty (30) days of the guest's scheduled arrival will result in the forfeiture of the entire reservation amount.

CANCELLATION POLICY: Single-family Homes

- If a reservation for a single-family home is canceled forty-six (46) days or more before the guest's arrival date, the full reservation amount will be refunded, minus the non-refundable reservation and cleaning fee, plus tax.

- Cancellations made within forty-five (45) days of the guest's scheduled arrival will result in the forfeiture of the entire reservation amount.

Damage Policy:

Our Security Deposit Protection Plan covers accidental damage that may occur during your stay. Please report any damage before check-out. Coverage is limited to $3,000, and any damages beyond this amount will be charged to your credit card on file. The insurer will reimburse repair or replacement costs up to $3,000. Detailed terms are in the Certificate of Insurance.

You can purchase our protection plan at any time prior to or during check-in. By doing so, you authorize CSA Travel Protection and Insurance Services to make payments to A1 Vacation Rentals Property Management as needed per the policy. If you decline, contact VRPM directly.

Departure Procedures:

Please follow the designated check-out procedures to avoid extra charges, which may include pet violations, smoking, excessive cleaning, or missing items. If the protection plan is declined, a $1,500 deposit will be charged and refunded within 14 days, minus applicable fees.

Pricing:

Prices are subject to change without notice.

NO SMOKING: Smoking, including tobacco and marijuana, is strictly prohibited in all units. Violations may result in a $250 charge plus costs for smoke damage repairs. Thank you for keeping the environment smoke-free.

NO PETS ALLOWED, INCLUDING VISITING PETS (see Dog-Friendly Units). Non-compliance results in immediate removal or eviction without refund. Guests are responsible for HOA fees and a daily pet fee of $250, plus additional cleaning costs.

Dog-Friendly Units:

When reserving a dog-friendly unit (accommodating up to two dogs, with a maximum weight of 60 lbs. each), dogs must not relieve themselves on the outdoor decking or walkways, and waste must be disposed of properly. Dogs should not climb or rest on furniture or bedding and must remain on the floor. All pets must be reported to management.

VRPM reserves the right to evict guests for policy violations or unlawful acts.

Disclaimer:

VRPM may substitute accommodations of equal quality due to unforeseen circumstances and will inform guests promptly of any changes.

Maintenance of communal areas, including grounds and clubhouses, is handled by the complex's management company. VRPM acts as an agent for unit owners and isn’t responsible for facility conditions or closures.

VRPM is not liable for damages, injuries, or losses caused by weather, negligence, or acts beyond its control by guests that are not within the direct control of VRPM.
