Terms and Conditions - Reservation Policy

Reservations are accepted by phone, fax, and internet. We accept Visa, Mastercard, American Express, Discover, and Diners Club**. 


A minimum of two (2) nights lodging plus reservation fee is due upon booking with accepted credit card**. Checks are accepted with a credit card guarantee and due within five (5) days of the date of the booking with full payment due on reservations within 45 days of arrival.  At the time of booking a reservation, our cancellation policies is in effect. Please review the cancellation policy below. 


On all bookings, FINAL PAYMENTS* are due thirty (30) days prior to arrival date. For all homes and holiday reservations, final payment is forty five (45) days prior to arrival.  


Travel insurance is highly recommends to offset any unforeseen trip cancellation or service interruptions and must be purchased PRIOR TO FINAL PAYMENT. Guests will receive appropriate and pertinent information during the payment process towards the reservation. 


Cancellation Policy 

All reservations canceled OUTSIDE thirty (30) days or more PRIOR to guests’ arrival date will be refunded minus reservation fee. With all homes and holiday reservations canceled forty-five (45) days or more PRIOR to guests’ arrival date will be refunded minus the reservation fee which is non-refundable for any reason. 


All reservations canceled WITHIN thirty (30) days, (or forty-five (45) days for home/holiday stays), of the guest’s arrival date will forfeit the full balance of reservation. 

NOTE: Travel insurance is highly recommended to offset any unforeseen trip cancellation or service interruptions and must be purchased prior to final payment. 


Damage Policy 

The Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3000. Any damages that exceed $3000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3000. Certain terms and conditions apply. Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy.  


The Security Deposit Protection can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to VRPM for any amount payable under the terms and conditions of the Rental Unit Damage Protection.  


Please contact VRPM directly if you do not wish to participate in this plan or assignment. 


Guests are required to follow the departure procedures prior to checking out of a unit. If these procedures are not followed and/or pets (minus pet friendly units), smoking in the unit, excessive cleaning, missing items, etc. will be charged to the guest’s credit card. VRPM will pursue collections to the fullest extent allowed by law. If the security deposit protection plan has been declined then a $1000 deposit will be charged on final payment and returned within 14 days of departure minus any charges mentioned above.

NO SMOKING: All units are NON-SMOKING and all tobacco or marijuana use is prohibited on the Premises. Guests will be charged $250 for each violation of the smoking prohibition; and for all expenses incurred to remediate smoke damage in the Premises or the Property. 


NO PETS ARE ALLOWED (see Pet Friendly Units) on-premises which applies to the majority of our units. If violated, the pet will need to be removed immediately or the property vacated without a refund. Guests are responsible for all fines incurred by the HOA. Guests will be fined $250 per pet each day by VRPM in addition to a reasonable cleaning fee. 


PET-FRIENDLY UNITS: When booking a pet-friendly unit (2 pets - 60lbs max), a $250 refundable pet deposit will be applied by VRPM during booking. All pets are to stay on the ground and are not allowed on any furniture or bedding at any time.  Upon departure, VRPM will have 7 business days to inspect the unit for damages or soiling and release the pet deposit.  


VRPM reserves the right to evict guests from the premises for violation of this policy or the commission of any unlawful acts on the premises. 


DISCLAIMER: A1 Vacation Rentals Property Management, Inc. (VRPM) reserves the right to change accommodations to equal accommodations, as necessary, due to unexpected situations/emergencies. Guests will be notified of these changes.  


VRPM is an agent for units that are individually owned. The maintenance of the grounds, clubhouse, and common areas are the responsibility of the complex’s management company. The complex Management Company is in full control of the operation of all amenities and VRPM cannot be held responsible for the condition and/or closure of the amenities.  


VRPM is not held responsible for any inconvenience, damage, injury, or loss to persons or properties directly or indirectly by weather, negligence, or wrongful act by guests, beyond the direct control of VRPM.
